The situation of the mortgage market in Girona and Catalonia shows a significant decrease, with a 30% drop in mortgages in Girona and 31.8% in Catalonia in September compared to the previous year. At the national level, the number of mortgages contracted has fallen for seven consecutive months, affected by the increase in interest rates.
Fixed-rate mortgages, which had accounted for 75.2% of the total in July 2022, show a downward trend, accounting for 56.2% in September. Average interest rates on new mortgage loans have risen to 3.26%, the highest level since January 2016.
As for the real estate market in Catalonia, home sales and purchases fell by 19.9%, while average prices rose slightly (1.6%) to 2,430 euros per square metre in the third quarter. Barcelona leads in prices with 2,784 euros per square metre. The distribution of sales and purchases shows a concentration in Barcelona, despite a 22.6% decrease in transactions.
