Newly built homes in the counties of Girona have experienced an increase in price of between 15% and 16% over the last five years, according to the 47th Market Price Study. This increase, despite being higher than the average inflation rate, is in line with the general economic situation in the country.
Despite a significant increase of 31% in the pace of new construction during 2023, it is considered that this is still insufficient to meet the growing demand. Factors such as rising interest rates and restrictions on access to credit have contributed to a slight decline of 0.75% in new home sales in Girona province during the first half of 2023.
The study also highlights the difficulties in accessing financing and the lack of stock as obstacles for families interested in buying new homes. The need to increase supply in order to balance prices and encourage the participation of small and medium-sized savers is raised.
As for second-hand housing, a median price increase of 11% has been observed, with downward trends in some areas of Olot and Figueres. Coastal towns, especially Roses, are experiencing a downward adjustment in prices, possibly related to a decrease in foreign demand.
As for renting, there has been a generalised increase in prices in all categories of housing, with average increases of 10.23% in Girona city, 11.34% in inland towns and 10.92% in coastal towns. This increase is mainly due to the reduction in the supply of rented housing, generating an upward pressure on prices.
